What is FLA4U?

We are a group of individual owners who work together to promote and book our short-term rental homes in the Disney World area. When you rent from us, you are dealing with the owners.

This website is administered by the Caruso Family. The utmost effort has been made to insure all homes are accurately portrayed on this website. We have taken the photos and written the house tours.

All decisions regarding the homes are made by the actual owner of the vacation home. Because of this there will be differences in amenities offered, pricing, booking conditions, etc. Therefore, it is encouraged that our guests read the House Tour and Rates and Conditions page for the house that they are considering booking.

We welcome all questions concerning our properties and every effort will be made to answer them promptly. Any problems that may come up will be addressed directly by the owner or the manager of the home.

Why is there a limit to the number of people that can stay in each house?

All of the houses are licensed and registered by the State of Florida for a set number of guests—that number is not to be exceeded. It is against the law to have more people in the house than the license permits. The vacation homes are regulated just like hotels. It is important that you do not exceed the occupancy limit. Keep this in mind when you are booking your vacation home and choose a home that will accommodate your family group. This will also insure your comfort in the vacation home.

If we need a few homes for our Disney Family reunion, can we book homes that are close to each other?

That is not a problem— some of the homes are even within waking distance to each other.

Whom do I contact if I have a problem or an emergency at the house?

Although the owners live far from their homes, they all have local managers that can handle problems or emergencies that may arise in a prompt manner. You will be given the contact information for the manager that handles your vacation home, along with other helpful information when you pay your rental balance thirty days before check-in.

Is there a phone at the house?

All of the homes have phones. There are instructions at the house on how to use their phone service. I recommend buying a phone card at Sam’s Club, Walmart, etc. to use at the house (at the present time less than 3 cents a minute). After your rental balance is paid, you will be sent the phone number of your vacation home along with your key info and if needed, alarm and gate code information.

Am I expected to clean the home before I check out?

The house will be professionally cleaned after your departure in preparation for our next guests. There is much wash and house cleaning to do after check out and a limited time to get all the work done. It would be appreciated if you would strip the beds, start the wash, and make sure that all dirty dishes are in the dishwasher and run the dishwasher.

Can I check-in earlier than 4 pm?

If the house has been booked until the day of your arrival, sufficient time is needed to get the house sparkling clean for your vacation so that the house may not be available until 4 pm to check- in. However, if there have not been guests in the home checking out that day, the home may be available for early check-in. This would have to be requested and we will do the utmost to try to accommodate your early arrival if possible.

What if I need to checkout earlier than 10 am?

This is never a problem since most of the homes have key boxes or combination locks. You will be leaving the keys at the home when you checkout.
